What the system does

The live operator system: hub menus, authorized bin/run / bin/runsql, signed owner ledger, calendar rent invoicing, PDF statements with letterhead. Updated continuously from the source of truth — not a multi-release maze.

Monthly INV-YYYYMM invoices, payment capture, late-fee rules, and automatic management-fee posts to the owner ledger.

Work & expenses

Work orders and expenses tied to properties and units. Complete, bill to owner, keep the chain of custody intact.

Owner statements

Period activity by property — CSV, Markdown, PDF. Statements read owner_transactions only. What was not invoiced and collected (or WO-billed) in the system is not on the statement.

Authorized inventory

Menus only run what the manifest allows. SQL lives in files. Telemetry and admin tools for drift, audit, and PMO settings.

Everything is a file

Scripts, queries, migrations, letterhead templates — portable across Linux hosts. Prefer secrets outside the repo; data exportable.
